We offer six distinct building designs but if you would like customised dimensions or features we can easily work on a bespoke solution that better suits your requirements. We can provide prices on request. Please feel free to contact us with any questions.

 

All our prices include delivery, installation, foundations and internal electrics. We sell a complete package with no hidden extras.

 

Garden Room Order Process

Contact us to have a chat about what you want to achieve. We do advise our customers to pop by our office to see our display pods and have the chance to discuss the project in person. It gives you a real sense of the quality of our work and the design options available to you.

 

We can offer you advice on all the different aspects. It is a free service to contact us, just let us know about your space and any requirements you need.

 

We can then arrange for a free site survey to see the outside space and to understand what it is you are ideally looking for. We will provide you with a fixed price quotation to create a high-quality garden room for you.

 

Planning Permission

One of the most frequently asked questions we are asked is “Do we need planning permission for a garden building?”. Garden rooms generally do not require planning permission because in many instances they are classed as a permitted development. Garden rooms are classed as ‘outbuildings’ and as such can be built on your property without planning permission as long as you comply with permitted development guidelines. There are some specific exclusions so depending upon your circumstances the following should be considered when checking if you need planning permission or not:

 

Consideration of the size of the pod and where you intend to place the pod within your garden

  • The pod will need to be located to the rear or the side of the garden as no development is allowed to the front of the property. Outbuildings should not be closer to a road or public highway than the house itself.
  • The pod should cover no more than 50% of the garden area. Please note this will include any other extensions or garden buildings that you have already installed.
  • The pod must be single-story.
  • If the pod is to be built within 2 meters of your property boundary then it should not exceed 2.5m in height. If you want your garden room to be taller than you’ll need to apply for planning permission.
  • If the pod is to be built over 2 meters of your property boundary then a single-story garden building can have a maximum eave height of 2.5m, which is a maximum overall height of 4m for a dual-pitched roof and maximum overall height of 3m for a pent roofed building. If you want your garden room to be taller than you’ll need to apply for planning permission.
  • If your pod is up to 30 SQM (internal size) then it is exempt from building regulations. Anything bigger than 30 SQM will need to go through building regulations.

 

If your property is a listed building or on designated land then permitted development rights do not apply and you’ll need to apply for planning permission.

  • Designated land includes:
  • National parks and The Broads
  • Areas of Outstanding Natural Beauty
  • Conservation areas
  • World Heritage Sites
  • On designated land garden rooms to the side of the house are also not permitted development.

 

The final consideration will be the intended purpose of the pod

  • Permitted development is only allowed for “purposes incidental to the dwelling home” e.g. home office, hobby room, garden room, or home gym would be acceptable. However, you must not use your pod as a self-contained living accommodation and will not fall within permitted development rights.

 

How can you check if you need planning permission?

It is worth noting that permitted development only applies to houses – not flats, maisonettes, or other buildings. In some areas an individual property might have Article 4 directions that mean your permitted development rights have been removed.

 

If you have concerns or want to double if you require planning permission for your project then we recommend checking with your local planning authority.

 

For added peace of mind and if your situation is not clear and you have concerns you can apply for a lawful development certificate (an LDC is chargeable). This could be helpful when selling your house or if your neighbours have any concerns.

Right from the first visit to Gpod we knew that we would be ordering our new garden office from them. David genuinely cares about what he does and that was immediately obvious when he proudly showed us around his demonstration units. You can buy garden offices at all sorts of price ranges and levels of specification and finish and we did a fair amount of research. David’s care and attention can be seen to run through his team, the guys who built our garden office were clearly talented builders but also impeccably polite, professional and very helpful throughout. I don’t think we could compliment the team more. The finished building surpassed our expectations, it is really like stepping into another part of the house. Having now spent a few weeks working from home and a number of frosty mornings I can also say that, with the heater provided (which I have programmed on eco setting) the building holds its temperature perfectly. From the initial discussions and advice, through to being handed the keys we couldn’t be happier with the product and service we received from Gpod. We would certainly recommend them and with the future likely to include much more working from home, what better setting than looking out at the garden, perfect.

From the outset, discussing the project – with quite an expense involved – with Dave & Pippa we felt at ease and had confidence things would go well (the design of the Pod tweaked exactly to our requirements).

 

This was confirmed when the building team arrived, as scheduled. Mark, Glenn (+ eventually Henry the electrician) formed a friendly and very efficient team, progressing well and on time despite having to contend with some intermittent dodgy weather. Their workmanship was clearly first-class…and they were very tidy with it, always a bonus when you have the builders in! (should also thank Glenn for his fast & impressive tree surgery – additional work at no extra cost – at which he proved a natural!).

 

The job was completed entirely to our satisfaction and naturally checked-over by Dave, in due course. Later, Henry had to spend quite a few hours completing the electrical hook-up to the mains and we thought he did a very thorough job at a competitive price.

 

So, would not hesitate to recommend GPOD to anyone thinking of making an investment that without doubt we feel has enhanced our property.

We’re absolutely delighted with our Garden Room from GPOD. Dave was a pleasure to deal with throughout, and was very patient as we changed the design more than a few times 🙂 Having visited their display in Blackwell we could see the quality of the products on offer. Our aim was to have a versatile POD that also serves as a garden store, so, we eventually landed on a slightly unusual ‘L’ shaped design that incorporates this into the corner. We also wanted to colour code a section to match the render of the house which Dave went the extra mile with to mix and colour match the paint. The POD took approx. 2 weeks to construct, with Mark and Glen handcrafting it on-site. It was great to see it being built step by step and you can appreciate from this the level of craftmanship and care that they put into the build. Special mention must go to both of them for how hard they worked under the blazing sun whilst also making some last minute adaptations as required to the design. All whilst having to put up with the constant adoration of an enthusiastic puppy ! *She misses you guys !! For the electrics, Henry who runs Highmead Electrical was also a pleasure to deal with, very professional and again made some adaptations on site as the build took shape. Overall, we’d definitely recommend G-POD, a quality product from a local business. We’re looking forward to many years of enjoying it ! Thanks
